Allor any <br />of. the foregoing may be modified as deemedneoessary by the Village Council for the <br />preservation of the publio h8alth, safety, maraIs, and general welfare of the residents <br />of the Planned Residential Develllpment and the Village of New Brighton. <br /> <br />(L) If the plan for Planned Residential Development is proposed to be built in stages, <br />the final plan shall give all details relative thereto and the Village Counoil may <br />approve or modify, where necessary, any such proposals and may grant temporary var- <br />ianoes allowing a greater ground floor area or density in any one stage, provided, <br />however, that the total ground fioor area and density of the entire Plann8d Residen't.ial <br />Development will not be affected. <br /> <br />(1'1) Tha staging of any plan for Planned Residential Development Shall inolude the <br />time for the beginning and oompletion of each stage. Suoh timing may be modified <br />by the Village Counoil on the showing of good oause by the owner. <br /> <br />(N) Any improvement such as streets, sidewalks, or utilities to be looated on or in <br />land dedioatedto the public, shall be ordered and finanoed in aooordanoe with <br />Ordinanoe 198 of the Village of New Brighton. <br /> <br />(0) The plan and profile of all publio faoilities inoluding, but not limited to, <br />streets, sewer and water, shall be reviewed and approved by the Village Engineer <br />and Fire Chief prior to the final approval of the plan for Planned Residential Devel- <br />opment. <br /> <br />(~) The plan for Planned Residential Development may include sizing for water supply, <br />sanitary sewers and storm sewers; the width and type. of paving of streets, alleys, <br />sidewa1ks, publioways, curbs, and gutters, and the width and type of public utility <br />easements and streetllghtingjl which do not meet the standards as provided for by <br />other Ordinanoes if'the Village of New Brighton. Wherever such a ease arises, the <br />Village Counoil tnay modify suoh requirements in order to aooomodate the plan for <br />Planned Planned Residential Development, provided; however-, that suoh modification <br />on the advioe of the Village Engineer, Fire Chief or Building Inspeotor will not <br />impair the preservation of the publio health, safety, morals, and general welfare <br />of the residents of the Planned Residential Development or of the Village of New <br />Brighton. <br /> <br />(Q) Where it oan be shown that the land proposllld for Planned Residential Development <br />has already been platted or a Registered Land Survey filed and that suoh plat or <br />Registered Land Survey need not be changed to support th8 proposed project, :no plat- <br />ting or replatting shall be neoessa~ if the petitioner oan oonfar.m to the following <br />reql1irementsi: <br /> <br />1 - That there is at least 200 feet of frontage on a <br />pUblio street. <br /> <br />2 - The land is p~oposed fo~ attaohed or multi-storied <br />dwelling units. <br />
