.. A.
PHYLLIS R. HANSON lNC.
Registered Landscape Architect
MEMORANDUM
TO:' Maury Anderson
FROM: Phyllis Hanson
..DATE: March 30. 1988
SUBJECT: Innsbruck '.North in Relaticnship to
Park-Dedication
As per our meeting on Friday, March 26, 1988,, which included Jeff
Shopek, engineer with Merila & Associates, Inc., there are
several options for the park dedication requirements on the
Innsbruck North proposal. I would like to .highlight these
options:
Option 1 (This is the option proposed by Harstad Companies.).
a. Harstad Companies would purchase the existing 3+/-- acres. of
park land (the gravel-pit area) from the city.
b. Harstad Companies would dedicate 3+/- acres of park along the
south side of the site. This area is wooded with
predominantly. Bur and Red Oak hardwoods on the slopes and
sumac on the fringe. The topography~is very hilly to steep
slopes.
c. This site would then be developed into a passive neighborhood
park by Harstad Companies. The development would include
....trails developed on existing "3-wheeler" paths. This. would.
-~ min~.mize disturbance of the vegetation. Two picnic/BBO sites
and a creative play/totlot area would also be part of the
development.
Option 2
a. Swap. .city-owned park land for park land along the south side.
- It would need to be determined whether the land, area for
area and in value, is equal.
b. Park dedication requirements would include one. half of the
development cost .and on® half of the land (i.e. additional
easement between lots for access, 1 to 2+/-.acres on the west
end).
7216 Boone Ave. N., Suite IIE 75 Brooklyn Park, MN 55428 Ph; (612) 533-5435
