meeting this week Rottlund reported that interest was very strong when the project opened and <br /> has since slowed a bit, however there is quite a bit of interest in the townhome units. Delaune <br /> stated that he had heard the development might not be completed until 2009. Black suggested <br /> that several sites are clean and just need to be graded,but Rottlund is being cautious in its <br /> timetable. Witkowski inquired if the County would begin construction on Old Highway 8 next <br /> year. Fernelius stated that the City will begin and complete construction next year. <br /> Potential Developers <br /> Black reported that staff is continuing to work with APi Group. The company has provided a <br /> color rendering of its proposed office buildings. Staff likes the quality and appearance of the <br /> buildings and is currently working on a term sheet, hoping to seek Council approval in January. <br /> APi has sold the building that it currently occupies and needs to move by November 2007. <br /> Black noted that while structured parking, which was part of the design guidelines, is not <br /> included with this proposal; APi will be paying a good market rate for the land. <br /> Nustad inquired if the second building will be office or retail. Black replied that it would be <br /> mainly office, since they are short on parking requirements, and retail would make this situation <br /> more difficult. Fernelius added that APi has indicated that it is overbuilding for its needs, and <br /> they will not need all of the required parking. <br /> Delaune recommend that staff meet with the company to find out what sort of values and <br /> commitment they are willing to bring to the City. Fernelius inquired if the Commission would <br /> like to meet company officials at the next meeting. Delaune stated that he would, but also hopes <br /> they understand that there are expectations of them to help improve the City. <br /> Black reported that the City will be running another ad for the mixed-use development on the <br /> east side. Staff has assembled a list of developers and will also mail them a letter directly; they <br /> will have until late January to respond. If there is a more than one proposal, staff will ask the <br /> EDC to help narrow down the choices. <br /> Railroad Wye <br /> Fernelius announced that staff has reached an agreement with Estes Express to purchase the two <br /> acres needed to relocate the wye. Plans are to present a term sheet to Council at the January 9th <br /> meeting. <br /> Brighton Village <br /> Black stated that Kraus-Anderson came to Council at a work session recently to discuss the <br /> progress of the Brighton Village. They came in with a new site plan, and agreed to finish <br /> cleaning up the site and removing the dumpsters. Kraus-Anderson announced that they have a <br /> solid deal with LA Fitness and may start construction on this building this spring. They are <br /> optimistic that they will be able to find tenants for the several small retail sites. A drugstore <br /> would not be part of the plan. <br /> Witkowski asked if the fitness center would be open twenty-four hours a day. Black replied that <br /> it would not.
