PLANNING REPORT DATE: August 16,2005 CASE: LP05-10 SUBJECT: Amendment to an approved Site Plan SUBJECT: Modify an Approved Special Use Permit (SP05-11 &LP05-07,modifying SP04-01 &LP03-08) APPLICANT: Mr. Mark Beisswenger REQUEST To consider a proposal to amend an approved site plan and special use permit for to construct a new 47,687 sq. ft. Beisswenger's Do It Best hardware store with an outdoor garden center. On May 24,2005,the Council granted Mr. Beisswenger approval for an amended site plan. The original plan was presented and approved in January of 2004. Since receiving approval in May of 2005,the applicant has made two significant changes to the building design: 1. a larger building footprint,which is the result of the removal of the basement storage area. The entire sales and storage facilities will be conducted in a larger one-story building; and, 2. a proposal to expand the outdoor"garden center." Mr.Norm Wells, consulting architect for the project, approached Staff about altering the site plan including expanding the garden sales area. I advised him to apply for a special use permit to amend the approved site plan.
