PLANNING REPORT <br /> DATE: April 19, 2005 <br /> CASE: PL05-03 <br /> SUBJECT: Minor Subdivision New Brighton Office Building <br /> APPLICANT: Mr. Greg Chaffin, T.J. Holdings, LLC. <br /> REQUEST <br /> The Planning Commission is asked to hold a public hearing to consider an application for a Minor <br /> Subdivision to join a 11,919 sq. ft.parcel("Outlot A")onto the adjacent lot of 1820 Old Highway 8 NW <br /> (former Hubcap Warehouse site). The proposed subdivision is minor in importance but does affect the <br /> proposed site plan for three story office and residential condominium project proposed for the site. <br /> Public hearing notice was sent to surrounding properties and notice was published in the New Brighton <br /> Bulletin. <br /> FINDINGS <br /> • Section 26-18. Minor Subdivisions <br /> DEPARTMENTAL CONSIDERATIONS <br /> Surrounding Land Uses: <br /> North: Vacant Land(soon to be Applewood Pointe of New Brighton). Zoned <br /> MX,Mixed Use <br /> South: Open Space—Rush Lake and Long Lake Regional Park <br /> East: Vacant—future Beisswenger's Hardware store site <br /> West : Open Space—Rush Lake <br /> PUBLIC WORKS <br /> 1. Street Access: Old Highway 8 NW. <br /> 2.Easements: The Applicant and City Staff has discussed the possible redesign of <br /> stormwater facilities. <br /> Submitted plans show the proposed building close to a city-owned storm <br /> sewer which drains Old Highway 8 into Rush Lake. A portion of the <br /> storm sewer will need to be re-located and an easement should be signed <br /> and filed to protect City infrastructure. <br /> STAFF COMMENTS <br /> Section 26-18, Minor Subdivisions <br /> As per the requirements of Section 26-18,Minor Subdivisions, Staff sent out notices to property owners <br /> within 350 feet of the subject site and published a Public Hearing in the New Brighton Bulletin.
