PLANNING REPORT <br /> DATE: July 19, 2005 <br /> SUBJECT: Lot Width requirements in R-1A, Single Family Residential <br /> BACKGROUND <br /> Staff received an application to split a single family lot split that generated considerable <br /> discussion about parcel design at the City Council. Concerns were raised about access to the <br /> proposed parcels and the effects of parking on the surrounding neighborhood. <br /> On July 12, 2005,the Council directed Staff to draft an amendment to the zoning code that would <br /> help the City regulate lots. The goal of the Council is to provide clarity on individual lot design <br /> in the regulations to avoid irregular lots in the R-1A, Single Family Residential district. <br /> PROPOSED CODE AMENDMENT TEXT <br /> Sec. 4-140. Lot Standards in an R-IA District. <br /> (2) The minimum requirements for lot dimensions shall be: <br /> A. 40 feet wide at the front lot line, and building setback line, and <br /> rear lot line abutting an alley. <br /> ANALYSIS <br /> The R-1A District requires a minimum lot size of only 5,000 sq. ft. The Council noted a desire to <br /> permit standard.regularly-shaped parcels with equal access from streets and alley public rights- <br /> of-ways to facilitate occupant and guest parking.
