The <br /> view of the site will be extremely limited by the height of the railroad tracks to the <br /> North and from the South the building obstructs the view. To the West the site is <br /> obscured by the trees and other shrubbery. The view to the East is towards <br /> Highway 35W and is obstructed by an Xcel lattice tower and a billboard. <br /> (3) That the establishment of the special use will not impede the <br /> normal and orderly development and improvement of the surrounding <br /> property for uses permitted by the district. <br /> This use is the most advantageous site for an industrial use area. It blends and <br /> does not hinder any future development in the orderly process of the district. <br /> (4) That adequate utilities, access roads, drainage and/or necessary <br /> facilities have been or are being provided. <br /> Utilities, access roads and any drainage will be improved to the site (Please see <br /> attached exhibit B). There will not be a need for necessary facilities, since the site <br /> will be unmanned. <br /> (5) That the special use shall in all other respects conform to the <br /> applicable regulations of the district in which it is located.(code of 2001). <br /> The use conforms to the applicable regulations of the Industrial district where it is <br /> located. <br /> 4.B. Applications for special use permits must meet the standards of Section 4- <br /> 600(2)A-I. The owner of such a structure shall assume complete liability in case of <br /> personal or property damage. <br /> T-Mobile Central carries all necessary insurance for liability pertaining to this type of <br /> damage. <br />
