Past Uses: Only industrial uses known <br /> STAFF ANALYSIS <br /> Section 6-140 (5) of the I-2 district standards provides the Council the ability to permit any use, <br /> except residential, by means of a Special Use Permit. Further, Sections 4-600 (2) and 4-600 (4) <br /> provide specific standards under which towers and antennae or wireless telecommunication <br /> towers can be approved. Within the attached applicant narrative, some of these standards are <br /> addressed; however staff would offer the following: <br /> (2) Building Permits Required. Building permits are required for towers and antennae. Such <br /> structures shall meet the regulations specified in this Subsection. <br /> A. All towers and antennae shall have setbacks equal to or greater than the height of the <br /> proposed structure. <br /> Under this section the required setback would be 100'. However, in accordance with <br /> Section 4-600 (4) (C) a setback of 75' is permitted because the tower will be engineered <br /> to collapse upon itself <br /> B. The distance of any guy anchorage or similar device shall be at least ten feet from any <br /> property line. <br /> This criterion is met. <br /> C. Suitable protective anti-climb fencing and a landscape planting screen shall be <br /> provided and maintained around the structure and accessory attachments. <br /> Applicant is proposing a chain-link fence surrounding the tower and equipment, which <br /> would be adjacent to the existing chain-link fence surrounding the existing propane <br /> tanks. The Wolkerstorfer building would shield the tower from the east and nearly 500' <br /> exists between the public right-of-way and the tower. Staff recommends that the <br /> applicant provide adequate screening, including fence slats or landscaping as a <br /> condition of approval. <br /> D. The applicant shall present documentation of the possession of any required license by <br /> any Federal, State, or local agency. <br /> This criterion is met. <br /> E. No structure shall be in excess of a height equal to the distance from the base of the <br /> structure to the nearest overhead electrical power line which serves more than 1 dwelling <br /> or place of business, less five feet. <br /> The applicant has indicated that this criterion is met. <br /> F. Only one such structure exceeding the district height limitations shall exist at any one <br /> time on any residentially zoned and used lot or parcel. <br />
