Planning Commission Minutes - April 17, 2001
Page 3

LP01-04
Zisla verified that staff would not recommend a sidewalk at this time, however, the real question is Church of
whether a sidewalk access is needed. Boylan believes that the majority of the sidewalk users would be Latter Day
church members and persons utilizing the bus system. Zisla has not heard the applicant’s interest in Saints Site
installation of a sidewalk. Zisla asked what type of fencing will be installed. Kodet said the church Plan
proposes a knit woven wire/wood fencing installed near the wall to provide safety.

O’Keefe noted a resident’s interest in fencing along the western portion of the site. Because there appears
to be unresolved questions relating to the fencing and landscaping, O’Keefe suggested prior review and
approval of landscaping and fencing plans by staff.

WAIVE THE READING AND ADOPT THE
Motion by Schiferl, seconded by O’Keefe, to

RESOLUTION RECOMMENDING APPROVAL OF SP 01 - 03 & LP 01 - 04, SUBJECT TO

THE FOLLOWING CONDITIONS:

4.APPROVAL BY RICE CREEK WATERSHED DISTRICT.

5.PLACEMENT OF TWO FIRE HYDRANTS; FIRE DEPARTMENT HOOK-UPS AND

HYDRANT LOCATIONS TO BE APPROVED BY THE PUBLIC SAFETY OFFICER.

6.A DRAINAGE AND UTILITY EASEMENT IS GRANTED TO THE CITY OF NEW

BRIGHTON TO SERVICE THE WATER MAIN FROM COUNTY ROAD E.

7. E.

6 Ayes - 0 Nays, Motion Carried.

Public Hearing: Continuation of Public Hearing for R01-1- Rezoning of Property at 222 New

Brighton Road - previously held March 20, 2001.

R01-1
Community Development Specialist Mark Andrle presented the rezoning of the Village Salon from R-1 to
Rezoning of
B-2 to bring the site into compliance with the Comprehensive Plan for the future land use of this site to
222 New
Neighborhood Business.
Brighton

Road
City Attorney opinion is that if the property is rezoned B-1, updating of the Comp Plan is required. The

allowable uses in B-1 are similar to B-2 based on traffic or trips generated. B-1 lot standards require a 50

ft. setback from R-1 property, 30 ft. front setback, and 30 ft. side street setback. B-2 lot standards require

a 30 ft. setback from R-1 property, 30 ft. front setback, and 30 ft. side street setback.

I:\COMMISSIONS\PLANNING\MINUTES\2001\4-17-01.WPD
3
