Stat. 15.99 <br /> <br />PUBLIC HEARING: PUD 03-02 Planned Unit Development, Preliminary Plat <br />and Site Plan Review. <br />Brighton Village Shopping Center Redevelopment – Kraus <br />Anderson, Inc. for Engelsma Limited partnership <br /> <br />Mr. Boylan explained to Commissioners that after the Public Hearing was published <br />and notification mailed out, the applicant contacted Staff and expressed a desire for more <br />time to work on the site plan. <br /> <br />Continue the <br />After discussion, there was a Motion by Zisla, second by Schiferl to <br />th <br />Public Hearing <br /> until August 19, 2003, subject to resolving the 60 day rule. <br /> <br />4 Ayes, 0 Nays, Motion Carried. <br /> <br />GENERAL BUSINESS - Beisswenger Hardware Store Update <br />Background: As part of the Northwest Quadrant redevelopment project, the City plans to <br />relocate Beisswenger’s Do It Best Hardware Store. The current Beisswenger site will be <br />one part of a larger redevelopment project. In June of 2002, architect Norm Wells <br />presented a concept plan to the Planning Commission. Since that time, Community <br />Development Staff have negotiated with Mr. Mark Beisswenger and have begun the <br />process of assembling land for a new hardware store on the northeast corner of Old <br />Highway 8 and County Highway 96. During the concept review, the Planning <br />Commission expressed some concerns. Specific concerns include the aesthetic concerns <br />regarding outdoor storage and sales areas. Staff has received an updated concept plan. <br /> <br />Architect Norm Wells reviewed the updated concept plan for the Planning Commission. <br />He explained the new plan is for the building to be 46,000 square feet, with almost a full <br />basement, the basement being used for some retail but mostly storage. There will be a <br />drive up window for picking up parts and the addition of a coffee shop. Mr. Wells <br />addressed all of the previous concerns of parking, storage and ponding. He also <br />described a lighted fountain and many features making a good fit for the Gateway. <br /> <br />The next steps will be signing the development agreement, assembling and transferring <br />the land. <br /> <br /> <br />DISCUSSION OF MINNEAPOLIS WATER WORKS SITE <br />Mr. Schiferl brought up a concern regarding the lack of screening that had been approved <br />some time ago at the water works site on Stinson. He recalled that maples and shrubs and <br />street trees were to be planted between Stinson and the west side of the fence.
