The exception of <br />living materials that are in excess of 6 feet high. <br /> <br />6.The applicant shall submit plans to be approved by the City Planner for all <br />seasonal sales events. <br /> <br />MOTION CARRIED. <br />4 Ayes 0 Nays, <br /> <br />Planning Report: Homes <br />ZA05-04 Modify Chapter 16 Mobile <br /> <br />Lakeside Homes, Inc. operates a mobile home park located at 1200 Foss Road. City Staff <br />was approached by a homeowner in the Lakeside Homes development who was <br />concerned about the proximity of an adjacent home. Furthermore, the park owners, Ms. <br />Beverly and Mr. Andy Aplikowski, are considering a paving and fire hydrant upgrades to <br />their property. Recent conversations between the Aplikowskis and City Staff have <br />generated concerns about compliance with the City Code. <br /> <br />The property was developed in 1963, after the adoption of the Mobile Home Ordinance <br />(Chapter 16). Staff will review two issues: home proximity and street width. <br /> <br /> <br />City Staff recommended the following changes to the City code: <br /> <br />1)There shall be a minimum distance of five feet between the mobile home and the <br />front or street line of the unit. <br /> <br />2)There shall be not less than 25 feet of space between mobile homes in two <br />directions and 10 feet of space in two directions. <br /> <br />3)Each unit shall abut on and have access to a street which shall be: At least <br />twenty-five feet wide between gutters. <br />The report has been sent to the City attorney for review and will be presented before the <br />Council on May 24, 2005. <br />Ms. Aplikowski, owner of Lakeside Homes, 1200 Foss Road, addressed several questions <br />by the Commission regarding lot size, home width and location, location of decks and <br />sheds. She stated that the county code requires ten feet between buildings and that sheds <br />must be six feet away from the mobile home and ten feet from the nearest home.
