The subject site is 60 feet wide; the minimum width for lots
in the R-1 District is 75 feet. The applicant wishes to demolish the existing one-story
structure and construct a new single family home on the site.

Mr. Boylan reported that he had received two telephone calls in regards to this
application. The first gentleman was concerned that the back lot would be developed into
multi-family or high density housing. Mr. Boylan reassured the caller that the application
was not for multi-family housing and that idea would not be supported by staff as the
surrounding area is single family residential. After receiving the explanations the caller
was in favor of the application. The second caller, who Mr. Boylan had not spoken with
directly, was concerned with water drainage on this property. Mr. Boylan was not sure if
this is an ongoing problem or if the caller is concerned that a new house would cause
drainage problems. Mr. Boylan stated that all new construction is required to follow
City standards for storm water run off.

Commission Howard asked if there were additional buildings on the property. Mr.
Boylan responded that there were two additional buildings on the property, one is a
garage with an extended drive and the second is a twelve foot shed. The applicant, Mark
Pignatello, of Marquis, Inc, stated that the shed would remain and the garage will be
demolished.

1
I:\COMMISSIONS\PLANNING\Minutes\2005\7-19-05.doc
