He would also like to see <br />the service loading, docks, recycling and trash containers that was in the design <br />guidelines to also be added to this draft. Zisla stated that they may want to reword the <br />franchise sign language. Schiferl inquired if Rick Wriskey, City Forester, would be <br />going over all landscaping plans. Fernelius replied that was correct. O’Brien requested <br />that drivit be eliminated from the secondary construction materials. He stated that it is a <br />poor choice of use with wood and metal stud construction. O’Keefe asked why town <br />houses are held to half the amount of primary construction material than the offices. <br />Carlson replied that is because they have different design standard, but the Commission <br />could change that if they would like. <br /> <br />Motion by Baker, Second by O’Brien to <br />CONTINUE THE PUBLIC HEARING UNTIL <br /> <br />THE MARCH MEETING. <br /> <br />MOTION CARRIED. <br />6 Ayes, 0 Nays, <br /> <br /> <br />Zoning Code Amendments to Section 7-220 (1) and Section 7-230 (8) <br />Public Hearing: <br />Planned Developments <br /> <br />In response to the development proposal of the residential component on the west side of <br />Old Highway 8 located within the Northwest Quadrant, the City Attorney has prepared <br />minor amendment language to Section 7-220 (1) and Section 7-230 (8) of the PUD <br />ordinance. While the project includes a re-zoning to R3A, Multi-Family Residential, a <br />Planned Unit Development must also be processed to allow some variance from setback <br />standards, which are justified under the NWQ Design Guidelines. <br /> <br />The City Attorney has drafted the attached code amendment. Assuming a favorable <br />Planning Commission recommendation, it would be forwarded to the City Council for <br />review and adoption at their February 28, 2006 meeting, in conjunction with the <br />preliminary PUD for the housing portion of the Northwest Quadrant.
