<br />Approved <br />load baring wall. Wells stated that he applied the wrong template to the plan for the light <br />coverage and it will be a 400-watt lamp that will keep the light coverage on their <br />property. On the north side of the north building there is a collection of “stuff” that will <br />be put in side the building. The owner of the company has purchased the residential <br />building, so additional parking could eventually be added. The property owner who will <br />share Mounds Avenue with Cheetah Precision has stated that he has no problem with the <br />vacation of the street. An application has been submitted to the Rice Creek Water Shed <br />District. He added that MNDOT would also be notified. When the building to the north <br />was built in the 1990’s MNDOT recommended the addition of a swale to help slow run <br />of from the property onto MNDOT property. They do have plans to connect the existing <br />swale and incorporate the drainage from the new properties. <br /> <br />Schiferl inquired from staff why the preliminary and final plats are being run together. <br />Gundlach replied that staff felt that the conditions on this plat would be minor enough <br />that they could run the two processes at the same time and it would save the applicant <br />about a month in processing time. However, this process may also delay in going before <br />the Council, because they will need everything in order before it can go forward. <br /> <br />Carol Tilden, 2044 Old Hwy 8, approached the Commission to ask a few questions. She <br />asked if the vacation meant that the street name would go away or the street would go <br />away. Baker replied that it would no longer be a public street, but would become a <br />private access. She also asked what the residential lot would become. Gundlach replied that it could be added in to make the condition more clear. <br />Baker proposed an item number three under the procedural history that the construction <br />of highway 35W left only these two odd shaped lots on Mound Ave. Gundlach replied <br />that it should be added under the variance hardship as a number 9. <br /> <br />Zisla inquired if staff knows how much the industrial land costs in that part of New <br />Brighton. Fernelius replied that office land, which is near by costs close to $10 per <br />square foot and a trucking terminal located about a mile south of the area recently sold at <br />$12 per square foot. <br /> <br />Schiferl stated that the Council and the Park Commission need to have criteria for <br />existing development that wishes to redevelop and if a park dedication fee is applicable to <br />the situation. He added that he is reluctant to make a motion recommending no park <br />dedication fee, when it’s a much bigger process issue. Zisla asked if a company wanted <br />to do an addition to an existing building if there would be park dedication fee.
