Approved
that what Baker is stating is that the City is limiting access for the residents in the neighborhood. Baker replied
that the Commission is not limiting it any more than what it is right now. Grant replied that road is used by
school buses, handicap buses and used by a lot of people in the neighborhood. Baker replied that they are then
going through private property and Kraus Anderson can stop the traffic any time that they want. Included in the plat is the parcel located at 300 5 Ave NW (Dalco Enterprises, Inc.). The plat
also includes dedication of several Drainage & Utility Easements and a separate 10’ sidewalk easement along
th
5 Ave NW. The purpose of this plat is to create the following two lots:

th
?

Lot 1: Includes the existing Dalco property at 300 5 Ave NW and an expansion area of 2.15 acres of
city owned land from the direct south that will facilitate the construction of a 48,840 s.f. addition to the
existing Dalco office/warehouse building.

thst
?

Lot 2: the remainder of City owned land at the northwest corner of 5 Ave NW and 1 St NW
consisting of 4.3 acres and will facilitate construction of the New Brighton Post Office Carrier Annex.

In May of 2006 the City filed for a Preliminary Plat, also to be known as BRIGHTON CORPORATE PARK
VII. This plat included 33’ of undeveloped right-of-way and land currently owned by Bell Pole. In the course
of negotiations regarding a land swap with Bell Pole and the MPCA regarding grading activities impacting a
former superfund site, it because clear that the plat needed to exclude the land to the west of the undeveloped
th
portion of 6 Ave NW. The result of excluding that land from the plat meant a land swap with Bell Pole would
not occur.
I:\COMMISSIONS\PLANNING\Minutes\2007\04-17-2007.docPage 3 of 10
