The Plat, to be known as LONG LAKE LANDING, will <br />facilitate development of the APi headquarters, a secondary multi-tenant office building, public improvements <br />already constructed, and various lots and outlots for future residential development. The plat will create 3 lots <br />and 6 out lot’s, on two blocks including dedicated right-of-way named Northwest Parkway and Central Park <br />Boulevard. <br /> <br />Zisla inquired if park dedication is required on this property. Gundlach replied that while park dedication <br />would normally be paid at this time, the City is platting the property and so no fee will be collected as the City <br />could just be paying itself. Additionally, land is being dedicated for parkland with this plat. Park dedication <br />fees have already been negotiated with the housing developers and APi has resolved their park dedication <br />within their contract. Zisla stated that it is inconsistent, since if it were a private developer they would have to <br />pay the park dedication fee. Fernelius asked Zisla to clarify the inconsistency. Zisla replied that there is a <br />requirement when land is subdivided that park dedication is required. Fernelius stated that under the <br />agreements with the developers they have agreed to pay the park dedication. He added that the mechanics are a <br />little awkward when the City is the sub-divider. Staff has talked with the City Attorney about this and as a <br />practical matter the City has negotiated with the developers to have those fees paid. Zisla inquired if the <br />developer pulls out of the development what would happen. Fernelius replied that the fees would not get paid, <br />but they would be built into any future development. Zisla replied that is how it should have been handled from <br />the beginning.
