Howard asked if there <br />would be any changes with the connections to Long Lake Park. Gundlach replied that the plat will not affect <br />them, but will be addressed with a separate trail easement that will come before the Commission. <br /> <br />MC. <br />6 ayes, 0 nays. <br />OTION ARRIED <br /> <br /> <br /> <br />Public Hearing: <br /> ZA2007-001 Zoning Code Amendment to Section 6-560 (7) with Regard to Site Standards in <br /> a MX, Mixed Use District. <br /> <br />This is a City initiated request to amend Zoning Code Section 6-560 (7) with regard to site standards in a MX, <br />Mixed Use District. This request is necessary in order for the APi Group land use proposals to proceed. The <br />proposed amendment essentially deletes language that prohibits decreased setbacks through the Planned Unit <br />Development (PUD) process. <br /> <br />The MX District was created in 1998, primarily for the area known as the Northwest Quadrant, as a tool to give <br />incentives for the area to develop beyond the existing Industrial uses without the need to process a PUD. The <br />district also allows existing uses to maintain their status quo. However, what have happened since adoption of <br />this ordinance are creation of the Northwest Quadrant Framework Plan & Design Guidelines as well as creation <br />of a NWQ Code. These two tools effectively regulate land use in the Northwest Quadrant and in certain <br />instances conflict with required site standards of the MX District. <br /> <br />CPH. <br /> Motion by Baker, second by Zisla to <br />LOSE THE UBLIC EARING <br /> <br />MA. <br />6 ayes, 0 nays. <br />OTION PPROVED <br /> <br />Zisla stated that he had worked on the MX Zoning district and the fact that staff is making adjustments as <br />projects evolve is fine. Corporate Headquarters, a <br /> Secondary Multi-Tenant Office Building and Associated Surface Parking <br /> <br />The applicants are proposing a Planned Unit Development, Site Plan Review, and Special Use Permit in order <br />to develop a corporate headquarters for APi Group, Inc., a secondary multi-tenant office building, and <br />associated joint surface parking. The proposal includes a 48,787 s.f. building to be used for office associated <br />with APi Group’s corporate headquarters and a secondary 9,048 s.f. multi-tenant office building.
