<br /> <br /> <br /> <br /> <br /> <br /> Now THEREFORE BE IT RESOLVED, that based upon the above findings of fact the applications <br /> for a Site Plan (LP2007-002), Planned Unit Development (PU2007-002) and Special Use Permit <br /> (SP200 -002) are hereby approved, subject to the following conditions: <br /> 1. The pplicant agrees to enter into a Planned Unit Development Declaration. <br /> 2. Im mentation of the recommendations made in the Public Works/Engineering memo date <br /> 4-2 07. <br /> 3. Im mentation of any forthcoming recommendations of the City Forester. <br /> 4. A it connection at the southeast corner of the site is incorporated into the plans in <br /> acc dance with the recommendation made in the memo from PREC dated 4-26-07. <br /> 5. A sidewalk is constructed on the south side of Palmer Drive from the intersection at Silver <br /> L Road east to the development entrance off Palmer Drive. <br /> 6. The crosswalks throughout the development take on a more enhanced decorative treatment, <br /> as proved by the City Planner (the typical white painted bars as currently proposed is not <br /> acc table). <br /> 7. Th 7' wood privacy fence proposed along the eastern property boundary is removed and <br /> rep aced with a combination of deciduous and coniferous plant materials to allow for year- <br /> ro screening. <br /> 8. The Comprehensive Sign Plan as proposed by the applicant is adhered to with the following <br /> rev ions: <br /> . The 43,000 s.f. building is limited to wall signs on the north, south and west <br /> elevations of an area needed to accommodate LA Fitness's prototype, as represented <br /> by the developer.
