<br /> <br /> <br /> <br /> <br /> RESOLUTION NO. <br /> 07-035 <br /> STATE OF MINNESOTA <br /> COUNTY OF RAMSEY <br /> CITY OF NEW BRIGHTON <br /> <br /> RESOLD ON MAKING FINDINGS OF FACT AND APPROVING A SITE PLAN, PLANNED UNIT <br /> DEVEL MENT AND SPECIAL USE PERMIT. <br /> WHEREAS, an application has been made by APi Group, Inc. to consider a Site Plan, Planned Unit <br /> Devel ment, and Special Use Permit to allow construction of a corporate headquarters for APi <br /> Group, Inc,, a secondary multi-tenant office building, and associated joint-use surface parking. <br /> WHERE A,, the procedural history of the application is as follows: <br /> 1. A lications for a Site Plan Review, Planned Unit Development, and Special Use Permit <br /> we received on March 30, 2007. <br /> 2. The Planning Commission, pursuant to published and mailed notices, held a public hearing <br /> on pril 17, 2007 and all present were given a chance to freely speak at the hearing. <br /> 3. Th Planning Commission considered the request and recommended approval to the City <br /> Col I cil. <br /> 4. The City Council considered the request on April 24, 2007. <br /> WHERE , the Planning Commission and City Council make the following Findings of Fact with <br /> respect to PUD2007-003, LP2007-006 and SP2007-003: <br /> 1. The property is currently vacant, owned by the City, and intended for redevelopment in <br /> ac rdance with the Northwest Quadrant Framework Plan and Design Guidelines. <br /> 2. Th property is zoned MX, Mixed Use. <br /> 3. Th property is guided in the Comprehensive Plan for City Center. <br /> 4. Th property is legally described as follows: <br /> Lo , Block 2, LONG LAKE LANDING, and <br /> Lo, Block 2, LONG LAKE LANDING <br /> 5. Th total property area is approximately 3.979 acres. <br /> 6. The Planning Commission recommends approval for a Site Plan review in accordance with <br /> Zo ng Ordinance Section 8-010, subject to conditions. <br /> 7. Th City Council concurs with the Planning Commission's recommended conditions related <br /> to e Site Plan and hereby approve the Site Plan in accordance with Section 8-010. <br /> 8. The Planning Commission considered the following factors with regard to the application for <br /> a P ed Unit Development: <br /> The consistency of the proposed development with the adopted or proposed <br /> comprehensive plan for the City. <br /> The extent to which the proposed development is designed to form a desirable and <br /> unified environment within its own boundaries in terms of relationship of structures, <br /> patterns of circulation, visual character, and sufficiency of drainage and utilities. <br /> .
