T Planning Commission and City Council found the Special Use Permit standards of <br /> Se ion 8-130 to be met. <br /> 7. T Planning Commission and City Council in making a recommendation to approve the <br /> request makes the following required findings of Section 7-240 related to a Planned Unit <br /> D elopment: <br /> a. The consistency of the proposed development with the adopted or proposed <br /> comprehensive plan for the City. <br /> b. The extent to which the proposed development is designed to form a desirable and <br /> unified environment within its own boundaries in terms'of relationship of structures, <br /> patterns of circulation, visual character, and sufficiency of drainage and utilities. <br /> c. The extent to which the proposed uses will be compatible with present and planned uses <br /> in the surrounding area. <br /> d. That the design of the development justifies any exceptions to the standard requirements <br /> f the Zoning Code, <br /> e. The sufficiency of each phase of the planned development size, composition and <br /> arrangement in order that its construction, marketing, and operation is feasible without <br /> dependence upon any subsequent unit. <br /> f. The burden or impact created by the planned development on parks, schools, streets, and <br /> ther public facilities and utilities. <br /> g. The impact of the planned development on environmental quality and on the reasonable <br /> njoyment of surrounding property. <br /> 8. T Planning Commission and City Council determined all Site Plan standards were met <br /> ba d upon B-4 development regulations. <br /> Now T REFORE BE IT RESOLVED, that based upon the above findings of fact applications for a <br /> Special Use Permit (SP2007-006), Planned Unit Development (PU2007-006), and Site Plan <br /> (LP20 -007) are hereby approved subject to the following: <br /> 1. Th Comprehensive Sign Plan for Main Street Village is amended to include the signs <br /> proposed for this building, most notably allowance for the monument style sign proposed <br /> al g 5th Avenue NW. <br /> 2. A forthcoming recommendations of the City Forester with regard to the Landscape Plan. <br /> 3.
