<br /> <br /> <br /> <br /> <br /> Landlord shuts down fora period of four to ten days in early September. Tenant's employees may <br /> still operate within the Leased Space, but Tenants patrons are discouraged during this time. <br /> <br /> 6.4 CUSTODIAL SERVICE, GARBAGE AND REFUSE COLLECTION. All garbage <br /> and refuse shall be kept in closed bags/containers and shall be placed in the exterior containers <br /> designated for such purpose. The Tenant,shall pay the cost of pick-up of garbage and refuse for the <br /> Leased Space at 0.5% of the total garbage and refuse collection for the Family Service Center. <br /> Tenant shall also provide and pay the cost of custodial services incurred by Tenant as a result of its <br /> use of the leased space in the Family Service Center which would include but not limited to, <br /> vacuuming, cleaning, removal of garbage from Leased Space, etc. Tenant would be encouraged to <br /> contract with the Landlord's cleaning services. If Tenant required onsite New Brighton Parks and <br /> Recreation's custodian care, Tenant would be charged $25 per hour with a one hour minimum call <br /> charge. <br /> <br /> 6.5 TELEPHONE SERVICE AND INTERNET ACCESS. The Leased Space will be <br /> provided with two telephone/internet hookups and two phones through Landlord's municipal <br /> telephone system. Tenant shall be allowed to use the municipal system, but will be required to pay <br /> Landlord $15 per phone line per month for the access fee plus any costs associated with marketing <br /> Tenant's telephone numbers and/or for long distance charges. Such charges shall be paid as <br /> Additional Rent. If the Tenant prefers, it may use its own telephone system provided it not result in <br /> any structural alterations to the Leased Space or other area within the Family Service Center, or <br /> cause any unreasonable disruption of telephone, computer, or electronic services provided to other <br /> tenants or occupants of the Family Service Center. <br /> <br /> 6.7 INSPECTION FEES. The Tenant shall pay 0.5% of the total cost to the Family <br /> Service Center of building system inspections including, but not limited to, fire alarm/smoke alarm <br /> system inspection, fire extinguisher inspection, elevator inspection, sprinkler system inspection, <br /> building alarm inspection, and boiler inspection. <br /> <br /> <br /> ARTICLE VII - ALTERATIONS AND TENANT IMPROVEMENTS <br /> <br /> 7.1 ALTERATIONS. Tenant may, from time to time during the term of this Lease, make, <br /> at its own cost and expense, any alterations or changes in the interior of the Leased Space in good <br /> and workmanlike manner in compliance with all applicable requirements of law, provided Tenant <br /> follows the notice procedure and obtains Landlord's consent where required, all in accordance with <br /> this Article. Upon completion of such alterations, Tenant shall present Landlord a copy of the <br /> endorsement to Tenant's fire and extended coverage insurance policy which endorsement shall <br /> incorporate said alterations into the policy. All costs of any such work shall be paid promptly by <br /> Tenant so as to prevent the assertion of any liens for labor or materials. Tenant shall allow no work <br /> on the Leased Space that could result in attachment to the Leased Space or to the Family Service <br /> Center of mechanics or materialmen's liens without securing payment and performance bonds for <br /> such work in a form satisfactory to Landlord. <br /> 7.2 NOTICE TO LANDLORD. Prior to the initiation of any alterations, Tenant shall give <br /> Landlord written notice thereof and specify the work to be performed in reasonable detail and <br /> provide as much information as possible as to the nature, timing, and process to be undertaken with <br /> <br /> <br /> 5 <br />
