The lot currently consists of one single family hone on <br />approximately 2 acres with the rear half of the lot sloping south to an existing pond. The proposed <br />subdivision would split the lot down the center with each lot having roughly 85' of frontage on 17t" <br />Street N W. The proposed subdivision complies will all R-1 district standards, as noted below: <br />R-1, Single Family Residential Existing Required Proposed Parcel A Proposed Parcel B <br />Minimum Lot Area 81,778 s.f. 10,000 s.f. 37,413 s.f. 44,365 s.f. <br />Minimum Lot Width 170.91' 75' 85.50' 85.41' <br />(for non-pie shaped lots) <br />Aside from the proposal meeting all R-1 district standards, there is an existing home that will, post- <br />subdivision, straddle the new lot line. To ensure the home is removed the applicant has been asked to <br />submit a Letter of Credit equal to $10,000 to cover demolition of the home as well as a Right-of-Entry <br />agreement granting the City access to the property should the applicant fail to demolish the existing <br />home.
