6. <br />(The applicant enters into a Planned Unit Development Declaration, which would include <br />!the following: <br />a. The City Council hereby finds that the proposed uses represented by the <br />Applicant and Tenant, including: offices; conference rooms; research and <br />development spaces; laboratories; electronic data centers; testing areas; <br />information technology/computer rooms; and training areas are all considered to <br />be permitted professional/office uses as described under Section 6-690 (3) of the <br />j Zoning Code. No less than sixty-five percent (65%) of the gross floor area shall <br />be used for these purposes. <br />b. The City Council also acknowledges that the Tenant is engaged in biomedical <br />device manufacturing consisting of light assembly, clean room manufacturing and <br />shipping/receiving/stores by highly-skilled workers. This shall be considered a <br />Permitted Accessory Use and no more than thirty-five percent (35%) of the gross <br />floor area may be used for this purpose. <br />c. In no case shall the Permitted Accessory Uses, or uses other than office, create <br />offensive odors, noise, light, excessive truck traffic or be detrimental to adjoining <br />! to properties or the goals of the Northwest Quadrant, which promote livable <br />community characteristics that allow people to live, work, shop, and be <br />entertained within a walkable environment. <br />I d.
