The impact of the planned development on environmental quality and on the <br />reasonable enjoyment of surrounding property. <br />The Planning Commission and City Council find that the proposal meets the Planned <br />Unit Development standards and criteria established under Sections 7-230 and 7-240 of <br />the Zoning Code. <br />The Planning Commission and City Council approve the Preliminary Plat in accordance <br />with City Code Section 26-33. <br />he City Council has determined that with dedication of the additional easement <br />recommended by the Director of Public Works/Engineering, the Final Plat of <br />TRANSOMA ADDITION meets of plat requirements and should thus be approved. <br />The Applicant is defined as Ryan Companies US, Inc. and/or New Brighton 14th Street, <br />LLC. <br />The Tenant is defined as Transoma Medical, Inc. <br />The Planning Commission and City Council determine that the nature of this biomedical <br />research and manufacturing business and its workforce, as described by the Applicant <br />and Tenant, has characteristics that are consistent with the development goals for the <br />Northwest Quadrant and warrant an expansion of Permitted Accessory Uses as outlined <br />in Zoning Code Section 6-700 (5). <br />EREFORE BE IT RESOLVED, that based upon the above findings of fact the application for <br />an (LP2007-009), Planned Unit Development (PU2007-007), Preliminary Plat (PL2007- <br />id Final Plat (FP2007-004) are approved in accordance with attached Exhibit B, subject to <br />ng conditions: <br />Incorporation of the engineering/public works recommendations noted in the memo dated <br />8-16-07, attached to the Planning Report. <br />Incorporation of a wall at the north end of the loading dock area to provide greater <br />screening of the loading dock and to comply with Section 6-750 (H). <br />Prior to approval of the second phase, the applicant must submit for Site Plan approval <br />and Final PUD approval before the Planning Commission and City Council, which would <br />include the following: <br />a. The 2nd phase shall be reviewed in accordance with the NWQ, Northwest <br />Quadrant District standards, as amended by this PUD. <br />b. As part of the Site Plan review of the 2°d phase, the applicant shall provide greater <br />details related to the skyway construction, including but not limited to, materials, <br />signage, and lighting. <br />Prior to City signature on the Final Plat, park dedication fees in the amount of $72,685.76 <br />must be paid. <br />The applicant enters into a Subdivision Agreement. <br />2
