VN -163 The City Planner reviewed the planning report and the Planning Commission recommendations. 8:48 to 9:40 Councilman Werdouschegg asked if it were possible that a survey would show that a greater variance than applied for would be necessary. The Planner stated this was possible. Councilman Werdouschegg asked whether plans were to scale. Mr. Robert Dexter, applicant, stated that they were. Mr. Dexter further stated that he had lived in this home for 10 years without a garage. He stated he had tried to resolve the problem with a number of different plans; however, because the home was in the center of the lot, his options were limited. He further added that if the garage accessed to 7th Street, it would create a traffic hazard, plus create a problem of storm water from 7th Street draining into his property, Councilman Fisher .asked whether a one -car garage could be constructed without a variance. Dexter responded that a 16 to 17 foot one -stall garage could be constructed. Councilman Fisher asked whether there was any other way a two -car garage could be built on the property. Dexter stated it could be built in the rear of the property but his garden would have to be eliminated and it could not be built on the south side because of lack of space. Councilman Senden asked the Planner whether a similar variance had been granted in the area and what the particulars of that variance were. The Planner stated a sideyard setback variance for a garage had been permitted approximately one block away, that variance being 8 feet, 3 inches leaving a 6 foot, 9 inch sideyard along 7th Street. The Planner stated that there was no resolution regarding this variance but rather a simple motion to approve. 3
