698 17th Avenue
New Brighton, MN 55112
October 18, 1976
City Council
New Brighton, MN
Gentlemen:
I would like to request that final consideration on my request for
variance, on the property located at 698 17th Avenue NW, await the
results of a firm surveyors report on the property. I have engaged
Donald Carly & Associates to provide specific dimensions concerning
the property.
It is my belief that if the builder had located the present structure
a few feet south when the original construction occurred, that a two
car garage could have been easily construced on the property. I
realize the fifteen foot set back is a hard requirement and that of
necessity it must be enforced for the benefit of all. I believe that
I have been placed in an area of undue hardship due to the many
factors involved with my property. I also desire to compromise with
the hope that the resulting structure satisfies the community as
well as resolving my dilemma.
Upon examination of the code it is evident that the legislative in-
tent in regard to sideyard setbacks on a corner lot was to encourage
access from the front of the property. I believe this is possible
by a small setback variance from the fifteen feet, and that this
would not work adversely to the interest of the public health safety
and general welfare.
RGD/cm
Yours truly,
4 1d4
Robert G. Dexter
