<br /> <br /> <br /> <br /> <br /> PLANNING REPORT <br /> <br /> • DATE: November 11, 2007 <br /> CASE: LP2007-012 <br /> SUBJECT: Site Plan Amendment for 1820 Old Highway 8 NW, also known as the <br /> Rush Lake Office Building, Regarding Exterior Building Materials <br /> APPLICANT: FW Gordon Construction, Inc. <br /> <br /> REQUEST & BACKGROUND <br /> The applicant is requesting an amendment to a previously approved Site Plan in order to alter the <br /> exterior materials proposed for the structure. The property is located at 1820 Old Highway 8 <br /> NW and is zoned MX, Mixed Use. This site is subject to the exterior materials requirements of <br /> Zoning Code Section 6-390. This property is generally referred to as the Rush Lake Office <br /> building. <br /> <br /> The applicant recently obtained the property from TJ Holdings, LLC. While the applicant (FW <br /> Gordon) is a new owner, they are not new to the project. In March of 2006, the applicant <br /> reapplied for Site Plan and Special Use Permit approval on behalf of TJ Holdings, LLC. The <br /> applicant applied as the general contractor and has acted in this role since construction began. <br /> The March 2006 approval was considered as a re-approval because the project was originally <br /> approved in April of 2005. However, the April 2005 approval expired as no building permits <br /> were issued within 6 months. Included with the Site Plan is a Special Use Permit allowing for a <br /> 4th story. General Performance Standards. <br /> <br /> SITE PLAN AMENDMENT ANALYSIS <br /> Zoning Code Section 6-390 (12) states "the exterior treatment on the street side of the structure <br /> shall be brick, stone, tilt-up slabs, architectural metal panels, decorative block, or the equivalent. <br /> The other sides of the structure shall not be raw block." <br /> <br /> The following table provides a summary of the exterior materials proposed in April of 2005, <br /> March of 2006, and the current proposal (11/2007): <br /> <br /> i Approval East (street side) North South West <br /> Date <br />
