<br />I, <br />'II <br />H <br /> <br />!, .- <br /> <br />d. That adequate utilities, access roads, drainage and/or necessary facilities have been or <br />are being provided. <br />e. That the special use shall, in all other respects, conform to the applicable regulations <br />of the district in which it located. <br /> <br />6. The Planning Commission held a public hearing and found the above criteria to be <br />satisfied and unanimously recommended approval to the City Council. <br />7. The site is proposed to be divided into to two lots: <br />Lot I: 117,176 ft.2 <br />Lot 2: 87,555 ft? <br />8. The City Council considered the application and approved preliminary concept on <br />January 25, 2005. <br /> <br />Now THEREFORE BE IT RESOLVED, that based upon the above findings of fact the <br />applications PRD05.01, LP05-01, PL05-0 1, and SP05-02 are hereby approved subject <br />to the following conditions: <br /> <br />I. Approval of a permit by the Rice Creek Watershed District. <br />2. Review of the Ramsey County highway Engineer for the final plat. <br />3. Light plans for the proposal are submitted to the City detailing materials, height and <br />supportive data to be approved by the Council. <br />4. The [mal grading plan shall be subject to review and approval of the City Engineer. <br />5. A final utility plan shall be submitted and approved by the City Engineer. <br />6. The landscape plan is redrafted to address the screening issues for the adjacent single <br />family homes to the north and east. <br />7. Review by Ramsey County for the new plat. <br />8. The access easement is drafted on a final plat to be submitted with final PRD review to <br />the City Council. <br />9. Utility plans show hydrant location(s). <br />10.
