SITES AND DEVELOPMENT OPPORTUNITIES <br />There are three blocks available for development (see attachment). Blocks E and F <br />border a "main street" feature that will serve as the central defining element of the entire <br />project. These block faces are proposed for retail and service uses, with housing on <br />upper floors. Uses on surrounding blocks will be a mixture of housing (townhomes, <br />condominiums, and/or rental apartments), offices, and additional retail or service space. <br />As this area is contained in a tax increment financing district intended to capture and <br />reimburse the City for its substantial pre -development costs, proposals will be evaluated <br />based on their financial contribution to the entire development. Developers may choose <br />to submit proposals for one or more sites. <br />The sites are as follows: <br />Block D <br />Location: Immediately south of 14`h Street NW, approximately 600 feet east of Old <br />Highway 8 NW <br />Size: 5.15 acres <br />Block E <br />Location: Immediately south of 14`h Street NW and immediately east of Old Highway 8 <br />NW <br />Size: 3.50 acres <br />Block F <br />Location: Immediately east of Old Highway 8 NW, approximately 1000 feet south of 14th <br />St. NW <br />Size: 5.2 acres <br />INFORMATION REQUESTED <br />Please provide the following information: <br />• A summary letter that outlines your company's approach to the project <br />• A description of your corporate organization, including principals and personnel <br />likely to be assigned to this project <br />• A list of completed development projects, their type, location, size, and cost. <br />• Evidence of the submitter's financial strength and ability to obtain project <br />financing. <br />• At least three project references or individuals who have worked with the <br />submitter on a specific project and would be capable of speaking to the <br />submitter's conduct on this project. <br />
