RESOLUTION NO. 07-130 <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br />MAKING FINDINGS OF FACT AND APPROVING A SITE PLAN AND SPECIAL USE PERMIT. <br />'HER s, an application has been made by Cities Edge Architects on behalf of Torgerson <br />Prop#fies, Inc. to permit construction of a 5 story, 124 unit Hilton Homewood Suites Hotel at <br />1801 Jold Highway 8 NW. <br />THE s, the procedural history of the application is as follows: <br />1. A pplications for a Site Plan and Special Use Permit were received on November 2, 2007. <br />2. a Planning Commission, pursuant to published and mailed notices, held a public hearing <br />o i November 20, 2007 and all present were given a chance to freely speak at the hearing. <br />3. e Planning Commission considered the request on November 20, 2007 and held a public <br />h pring where all parties present were given the opportunity to speak. The Commission <br />v ed unanimously to approve the requests in accordance with the staff recommendation. <br />4. T ae City Council considered the request on November 27, 2007. <br />THERE AS, the Planning Commission and City Council make the following Findings of Fact with <br />resp t to the Site Plan (LP2007-011) and Special Use Permit (SP2007-012): <br />1. I he property is zoned MX, Mixed Use. <br />2. 1 he property is guided in the Comprehensive Plan for Mixed Use. <br />3. e property is legally described as follows: <br />( ertificate of Title No. 508650) <br />at part of the North 500 feet of the Northwest Quarter of Section 21, Township 30, Range <br />lying West of a line described as beginning at a point on the North line of said Northwest <br />Quarter distant 306.15 feet East from the Northwest comer thereof, said North line has an <br />a33umed bearing of East; thence South 15 degrees 49 minutes 46 seconds East 519.71 feet to <br />t1i, South line of the North 500 feet of said Northwest Quarter and said line there <br />4. 1*e Planning Commission and City Council considered the Site Plan in accordance with the <br />I�}l district standards of Section 6-520, 560, and 570. <br />5. Ille Planning Commission and City Council found that all MX district standards to be met. <br />6. r., action 6-560 (2) allows buildings to exceed 40' and three stories subject to the following <br />cc nditions of Section 6-550 of the MX District: <br />a., All buildings that are located on sites adjacent to Long Lake Regional Park shall take <br />11 advantage of the views to Long Lake and shall provide site improvements that <br />11 compliment the natural features of Long Lake Regional Park. <br />All developments shall provide pedestrian linkages to Long Lake Regional Park and <br />neighboring developments for residents, employees, and shoppers, and provide integrated <br />I parking and transit elements whenever practical. <br />All uses shall be complementary or integrated and buildings shall be related or connected <br />i in accordance with the vision of the adopted Highway 8 Corridor Study. <br />Development\11-273007\LP2007-011, SP2007-012 (Torgenon Prop) - RESOLUTION.doc <br />1 <br />
