<br />. . . . <br /> In consideration of this lease and the covenants herein contained, the Lessee hereby <br />covenants and agrees, in lieu of and in substitution of cash rent, to recondition and re- <br />pair the exterior of said building for Lessee's purpose including cleaning, beautifying <br />and otherwise improving the grounds adjacent to said building; to restore and repair <br />the interior of said building to a habitable condition for Lessee's purpose including such <br />decorating as is necessary, all of the aforesaid work, labor and materials to be furnished <br />at the expense of Lessee. <br /> That Lessee will promptly furnish to Lessor receipts and lien waivers for all work, <br />labor and materials furnished to said premises and Lessee does hereby agree to hold <br />and save Lessor harmless by reason of any claims for work, labor or materials furnished <br />to said premises by or at the direction of Lessee during the entire term of this Lease. <br /> The said Lessee will keep and maintain the said premises during the aforesaid term, <br />and quit and deliver up the said premises to said Lessor peaceably and quietly at the end <br />of the aforesaid term or at any previous termination thereof for any cause, in as good <br />order and condition and state of repair, reasonable use and wearing thereof and in- <br />evitable accidents excepted, as the same now are or may be put into by said Lessor <br />or by said Lessee. <br /> That said Lessee will put and keep said premises in a neat, clean and respectable <br />condition and will cause garbage and refuse of any kind to be removed at said Lessee's <br />expense. That said Lessee will not keep or allow any liquor or beverages of an intoxicating <br />nature or tendency, to be sold, kept or tolerated on said premises, unless, and as <br />authorized by law, nor conduct, or permit any gambling, or other immoral practice <br />therein. The said Lessee will not make or suffer any waste thereon or thereof, and <br />will not assign or underlet said premises or any part thereof without the consent of <br />said Lessor written and signed on the back of this lease, and will not use or permit said <br /> 2. <br />
