Said Lessee also agrees t~ pay for all the gas, electricity, and <br />power used thereon. <br /> The said Lessee also agrees to said Lessee's own cost and expense to put and keep <br />said premises in such condition that they will comply with all Federal, State and <br />Municipal Laws, Charters, Ordinances and Regulations and furnish at said Lessee's <br />own risk, cost and expense any additional plumbing, ventilation, fire escapes, fire <br />protection or other improvements required by State, Municipal or other lawful <br />authorities, as required for Lessee's purpose. <br /> The said Lessee agrees that the said Lessor shall not be holden or liable for any <br />loss or damage which may be sustained by the said Lessee or others by the reason of <br />freezing, bursting, overflowing or defect of any water, sewer, gas or steam pipes, <br />closets, or sinks, in or about said premises or from premises overhead nor for any <br />loss or damage which directly or indirectly may be sustained by water, sewer or gas, <br />nor for the loss or damage caused by water, ice or snow from roof, skylights, trap <br />doors or otherwise, nor for loss or damage by the reason of the present or future <br />condition of repair of said premises or for loss or damage arising from acts or omissions <br />of said Lessee or other tenants or occupiers. <br /> The said Lessee agrees to permit said Lessor or Lessor's agents, contractors, or <br />employers to enter said premises at all reasonable times to view them, to make re- <br />pairs, alterations or improvements to buildings or parts, a part of which is herein <br />leased, and insert such tools, appliances and pipes as they may deem necessary for <br />the purpose of making said repairs, alterations and improvements, said Lessee hereby <br />waiving any and all claims and demands for loss or damage, or diminution of rent <br />on account thereof, or on account of any obstruction to sidewalks, entrance, or <br />windows; and will also permit for rent or for sale signs to be put and remain on within <br /> 3. <br />
