<br />, <br />. . <br />unfit for occupancy, then the liability of said Lessee for the rent of said premises there- <br />after, and all right to the possession thereof, shall at once cease. <br />Notwithstanding any other terms contained herein, this lease may be terminated by <br />either party upon 180 days written notice receipt of which has been acknowledged in <br />writing by the other party. In the event this lease shall terminate prior to expiration <br />of its full term, Lessor shall pay Lessee a sum equal to the prorated actual cost of <br />materials furnished by Lessee to the improvement and repairs of said premises, not <br />to exceed $750.00.
