Inclusion on the preliminary plat of necessary storm <br /> drainage system, i.e., dedication of storm sewer ease- <br /> ments along the lot line between lots 14 and 15, block <br /> 2, and along the north lot line of lot 1, block 2, and <br /> extension of a storm sewer culvert along the north line <br /> of lot 1, block 2, to adequately drain the interior of the <br /> block. <br /> e. Request revision of side lot lines on lots 6, 7, 8, block <br /> 1, so as to have these lines substantially at right angles <br /> to the street. <br /> 8. That on December 9, 1975 the applicant submitted a report <br /> on Soils and a letter from the applicant purporting to be <br /> in response to the foregoing requests. These materials were <br /> referred to the administration for evaluation and report. <br /> 9. A report evaluating the applicant's supplemental materials and <br /> letter was made by th~ Building and Planning Coordinator <br /> and received by the City Council on December 23, 1975. <br /> BE IT FURTHER RESOLVED that the application for approval of the preliminary <br /> plat of Oakwood Estates, PL-100, be and is hereby denied for the following <br /> reasons: <br /> l. Adequate surface water drainage is not provided for on the <br /> preliminary plat submitted by applicant, however, the applicant <br /> has made written assurances that adequate provision would <br /> be made on the final plat. <br /> 2. The proposed plat does not comply with the requirements and <br /> purpose of platting as setforth in Section 475:00 of the <br /> Code for the following reasons: <br /> a. Applicant has not furnished any proposal for the develop- <br /> ment on utilization of Lot 3, Block 1 or Lot 3, Block 2. <br /> b. Applicant has demonstrated adverse soil conditions exist <br /> on Lot 3, Block 2 <br /> c. Applicant contends that Lot 3, Block 1 and Lot 3, Block <br /> 2 cannot be economically developed into single family <br /> residences at this time either with or without further <br /> subdivision of these lots. <br /> 3. The proposed plat does not comply with the requirements and <br /> purpose of platting as setforth in Section 475:08, subdivision <br /> 4 (b) in that it has not been shown that Lot 3, Block 1 and <br /> Lot 3, Block 2, relate well to existing or potgntial.adjacent <br /> subdivisions. <br /> 4. The proposed plat does not comply with the requirement and <br /> intent of Section 475: 14, subdivision 5 (c) of the Code in <br /> that it in reality provides three tiers of lots instead of <br /> one or two tiers as required. <br /> -2- <br />
