<br />Personal Property: Seller shall remove all personal property promptly upon the termination of its <br />lease agreement with the Buyer, including any industrial equipment that may <br />be attached to any structures. <br /> <br />Building: Buyer is purchasing the building "as is." At the time of Buyer's possession <br />upon the termination of Buyer's lease agreement with Seller, the building <br />shall be in a "broom clean" condition. <br /> <br />Realtor: Buyer has not retained a realtor and has no responsibility for any such fees. <br />Seller shall pay its realtor fees, if any and shall indemnify and hold Buyer <br />harmless for any such fees incurred as a result of actions by the Seller. <br /> <br />Relocation Benefits: The purchase price shall constitute the total compensation to be paid to the <br />Seller by the Buyer for the Property. The Seller will sign a waiver on or <br />before the closing date, in a form satisfactory to the Buyer, relinquishing the <br />Seller's claim to any possible claim to relocation benefits under Federal, State <br />or local law.
