Staff finds this criterion to be met. Under B-3 sign standards, absent the
Comprehensive Sign Plan, this sign would be permitted.
b. That the special use will not be injurious to the use and enjoyment of other property
in the immediate vicinity for the purposes already permitted, nor substantially
diminish and impair property values within the neighborhood.
Staff finds this criterion to be met. The sign will be wall mounted at the top of the 3
story building, having little to not impact on the neighborhood.
C. That the establishment of the special use will not impede the normal and orderly
development and improvement of the surrounding property for uses permitted in the
district.
Not applicable. The erection of a sign does not impact development in the area.
Further, the area is fully developed.
d. That adequate utilities, access roads, drainage and/or necessary facilities have been or
are being provided.
Provided.
e. That the special use shall, in all other respects, conform to the applicable regulations
of the district in which it located.
Staff finds this criterion to be met. As mentioned previously, this proposed sign would
be allowed under B-3 sign requirements, absent the Comprehensive Sign Plan.
Noting the staff responses above to Zoning Code Sections 9-041 (4) and 8-130, staff finds the
request to meet all criteria and would recommend approval.
STAFF RECOMMENDATION
Adopt the attached Resolution recommending approval of the Special Use Permit as requested.
694-"P-A-1—
Janice Gundlach, City Planner
