As requested, the following proposal is <br />for reroofing documents and construction observation to partially replace the Family <br />Service Center roof. We have based this proposal on our site visit, discussions with <br />you, and existing building drawings provided by you. <br />A. PROJECT INFORMATION <br />1. Context <br />This project involves the replacement of the three -ballasted EPDM areas of <br />the Family Service Center facility and excludes the standing seam sheet metal <br />area. The replacement areas total approximately 41,000 square feet. <br />Our preliminary opinion of probable construction cost for a ballasted EPDM <br />roof system is $185,000. This is based on three similar projects bid in 2008, <br />including a 5% annual increase and approximately 8% contingency. <br />2. Client's Known Problems or Needs <br />It is our understanding that the Family Service Center roof has been <br />problematic for a number of years, shows numerous stained ceiling tiles, and <br />various regions indicating repairs. <br />The original roof is 15 years old and is at or has surpassed its design life <br />expectancy. <br />5801 Duluth Street <br />Minneapolis, MN 55422 <br />Ph. 763-546-3434 <br />3. Construction Scope <br />Fax 763-546-8669 <br />Inspec's services shall be based on the following construction scope. <br />Chicago <br />We were informed that the City would prefer to replace the roof with a new <br />Milwaukee <br />asphalt and gravel built-up roof. However, due to budget constraints, realize <br />that EPDM will need to be utilized. As we discussed and due to budget <br />Minneapolis <br />restraints, we will explore the possibility of re -using the existing insulation. <br />The existing roof edge sheet metal will be replaced with new at the reroofing <br />www.inspec.com <br />areas <br />
