<br />1 <br /> <br />1 <br /> <br />1 <br /> <br />City of New Brighton <br />February 25, 1982 <br /> <br />Mr. Skjervold stated that the basis is that <br />the historical reason for the plat being <br />zoned in Multiple Family classification was <br />to act as a buffer to the industrial properties <br />to the south. Mr. Skjervold stated that his <br />clients wanted the multiple zoning classification <br />retained. Mr. Skjervold further stated that <br />Area E is much more serious since the rezoning <br />from I-I, Light Industrial to 1-3, Limited Industrial <br />would affectively stop or prohibit the three year <br />lease agreement that the property owner has with <br />his tenants. <br /> <br />Mr. Richard Walquist, 534 Continental Drive, stated <br />that he was representing the owner of the property <br />on the northwest corner of County Road E and Old <br />Highway #8. Mr. Walquist stated that the property <br />had originally been zoned commercial for which it <br />was acquired. Subsequently, Mr. Walquist stated <br />the City Council down zoned the property to multiple <br />residential and now it was being proposed by the <br />Comprehensive plan to be ~-l. <br /> <br />The City Planner stated that the Planning Commission <br />was proposing an R-2 classification for both Mr. Nixon's <br />and Mr. Walquist's properties. <br /> <br />Councilmember Blomquist noted that the Planning <br />Commission in considering the residential properties <br />of Mr. Nixon and Mr. Walquist considered that the <br />development under a PRD may be most appropriate <br />and that under the PRD the density could <br />increase to a point approaching the R-3 category. <br /> <br />The City Planner stated that if Mr. Nixon's industrial <br />property were rezoned to a Limited Industrial classification <br />the present use could be continued as long as the property <br />use was not discontinued for more than six months. The <br />City Planner also stated that in addition to the use of <br />the propert~ the property could be sold and similar uses <br />maintained on the site,again,as long as the use <br />did not discontinue for more than six months. <br /> <br />Mr. Nixon stated that he had wanted to subdivide the <br />property previously but that it was not permitted. <br /> <br />The City Planner noted that Mr. Nixon had been asked <br />to provide some engineering data to show that the property <br />to be subdivided was buildable and that if <br />such information was presented and the property was <br />found to be buildable that the Council could approve <br />the subdivision. <br /> <br />-16- <br />
