SITE CHARACTERISTICS <br /> Location: 1565 1st Avenue NW <br /> Lot Size: 354,780 SF (8.1 AC) <br /> Topography: Generally flat—some easterly sloping @ northwest corner <br /> Comprehensive Plan Designation: Light Industrial <br /> Zoning: I— 1, Light Industrial <br /> Surrounding Land Uses: <br /> North: Industrial—office/warehouse <br /> South: Industrial—office/manufacturing/warehouse <br /> East: Interstate 35W <br /> West: Industrial—printing, truck terminal & Long Lake Regional <br /> Park across Old Hwy 8 NW <br /> SITE PLAN ANALYSIS <br /> The applicant is proposing to construct a 45,000 SF warehouse/storage addition to the Mission <br /> Foods plant located at 1565 lst Avenue NW. In addition to the expansion, several other <br /> improvements are planned that will impact the interior of the existing building and the <br /> parking/loading areas. Also worthy to note, the existing parking lot has many constraints with <br /> regard to inadequately sized parking stalls and drive aisles (see attached photos). The proposed <br /> plans attempt to address these issues. <br /> BUILDING SETBACKS Required Existing Proposed <br /> Front(west) 40' 40' No further encroachment <br /> Rear (east) 20' 190' 85' <br /> Side (north) 15' 110' 38' <br /> Side (south) 15' 197' No further encroachment <br /> All proposed building setbacks are in compliance with Zoning Code Section 6-060. <br /> FLOOR AREA RATIO(FAR) <br /> Zoning Code Section 6-060 allows for a FAR maximum of 0.4 for one-story buildings and 0.6 <br /> for two-story buildings. The proposed Site Plan includes 109,350 SF of existing square footage <br /> and 45,000 SF of proposed square footage for a total SF of 154,350. Thus, the following FAR is <br /> proposed: <br /> 154,350 SF /354,780 SF lot area=0.43 FAR <br /> The building is primary a one story building with an 8,441 SF mezzanine. Staff determined that <br /> neither the one story nor two story FAR allotment seemed applicable. Staff calculated that the <br /> mezzanine, or 2nd story, consisted of 8% of the first floor square footage. Thus, staff gave an 8% <br /> credit to the 0.4 FAR allotment, which would then allow for a 0.43 FAR. With a proposed FAR <br /> of 0.43, staff finds the proposed Site Plan to be in compliance with FAR standards of Section 6- <br /> 060 (5). <br /> BUILDING HEIGHT Allowed _ Existing Proposed <br /> Section 6-060 (6) 40' 31.5' No change <br />
