OFF—STREET LOADING/UNLOADING <br /> The applicant is proposing re-orientation of the loading dock facilities. There are four loading <br /> docks on the north end of the existing building that would be eliminated. The proposed addition <br /> includes seven new loading docks for a net increase of three loading docks. Section 11-050 (1) <br /> establishes the following criteria for loading dock facilities: <br /> A. All loading/unloading areas shall be off-street and located on the same lot as the building <br /> or use to be served. <br /> This criterion is met as all loading/unloading facilities are provided on site. <br /> B. All loading/unloading space curb cuts shall be located a minimum of fifty feet from the <br /> intersection of two or more street right-of-ways. <br /> This criterion is met. The proposed loading areas are in excess of 50'from the intersection <br /> of two or more street right-of-ways. <br /> C. All loading/unloading spaces serving an industrial use shall not be located closer than 100 <br /> feet to a residential district. <br /> This criterion is met. The nearest residential district is across Old Highway 8 NW with Long <br /> Lake Regional Park. The distance between the nearest loading dock and the park is in excess <br /> of 300'. <br /> D. All loading/unloading spaces shall be in the side or rear yards. <br /> This criterion is met. Both the existing and proposed loading dock facilities are located in <br /> the north and south side yards. <br /> E. All loading/unloading docks and vehicular doors shall be, when facing a public right-of- <br /> way, fifty feet or more from said right-of-way. <br /> This criterion is met. The proposed loading dock facilities located in the northern side yard <br /> do face a public right-of-way but are in excess of 160'from the right-of-way line. <br /> F. Each loading/unloading space shall be located so that it will not block or interfere with any <br /> traffic flow. <br /> This criterion is met. Further, staff would note that the current loading/unloading areas at <br /> the north end of the site conflict with the drive-aisle. However, under the proposal this <br /> conflict is being eliminated. <br /> G. On the same premises with commercial or industrial uses that require the shipping or <br /> receiving of goods or supplies, loading/unloading space shall be provided as follows: <br /> 2.0 spaces Up to 10,000 sq. ft. floor <br /> space <br />
