The proposed tower will be setback approximately 110' from the western property
boundary (Silver Lake Road), 200'from the south (Mississippi Street), 600' to the north
and 700' to the east. Thus, the proposed tower height of 61' meets the required setback.
Further, this location could support upwards of a 100' tower based upon setback
standards alone.
b. The distance of any guy anchorage or similar device shall be at least ten feet from any
property line.
The applicant is proposing a 12' x 20' equipment shelter that will house all equipment
associated with the pole. The proposed structure will be located 5'west of the proposed
monopole. The closest setback is approximately 90' and measured to the western
property boundary abutting Silver Lake Road. All other setbacks exceed 200', well with
the 10'requirement established by this standard.
c. Suitable protective anti-climb fencing and a landscape planting screen shall be provided
and maintained around the structure and accessory attachments.
The applicant has not proposed any anti-climb fencing as all ground equipment would be
housed within the proposed equipment shelter. The applicant has proposed planting 2, 6'
pine trees along the western side of the proposed equipment shelter. Because this
location is relatively hidden from view from all directions, staff finds this landscaping to
be sufficient.
While not technically a requirement, staff is concerned about the exterior materials
proposed for the equipment shelter. The applicant's narrative indicates the equipment
shelter will be "prefab". Without further details, staff can only assume this would entail
a metal structure. While it is not entirely known if this structure will be visible from
Silver Lake Road (it is clear it wouldn't be visible from Mississippi ST or Erin CR), staff
would recommend this structure have exterior materials and colors consistent with those
of the well house.
d. The applicant shall present documentation of the possession of any required license by
any Federal, State, or local agency.
These documents will be verified at the time of building permit.
e. No structure shall be in excess of a height equal to the distance from the base of the
structure to the nearest overhead electrical power line which serves more than 1 dwelling
or place of business, less five feet.
There are no overhead power lines within the vicinity of the pole or within several
hundred feet of the proposed pole location.
f. Only one such structure exceeding the district height limitations shall exist at any one
time on any residentially zoned and used lot or parcel.
Being this site is not used for residential purposes, this standard does not apply.
