These discussions, we believe have proven productive, bec~use from them. <br />has arisen enough ideas to now promote a plan which will be beneficial to all <br />parties concerned with this area. <br /> <br />Since the City of New Brighton has indicated its desire to involve the adjacent <br />properties, we have taken the liberty of discussions with Mr. John Miller, <br />owner of 18 acres across the street from Walburn Industrial Park. Mr. Miller <br />has indicated a positive interest in the project. We may also suggest that <br />the City might want to include the Texgas Corporation property and Beissenger <br />Hardware property in your planning should you desire to consider this proposal. <br /> <br />Therefore, with this letter we hereby request the City of New Brighton to <br />consider the idea of establishing a Development District and Tax Increment <br />Financing plan for approximately 51 acres or more to include the Walburn <br />Industrial Park and John Miller's property and possibly other adjacent properties. <br /> <br />We have spent considerable time and effort in the engineering and surveying of <br />the Walburn property. Any information we have, which may be beneficial to the <br />City in the establishment of this plan, will be placed at your disposal. <br /> <br />Included with this letter is our idea of what can be done with this area. I'm <br />sure further study will turn up other solutions that may be just as practical. <br />We believe that with the establishment of a Development District, the best solutions <br />for everyone will be possible. <br />
