c. The total ground floor area of the entire PRD will remain under 25% per <br /> Section 7-060 (6). <br /> d. The proposed addition will be screened when viewed from the west. <br /> e. Additional landscaping improvements are proposed to compliment the <br /> overall effect of the project. <br /> f. Noise from mechanical equipment is proposed to be mitigated. <br /> g. Pedestrian connections to neighboring green spaces will not be altered. <br /> h. Efforts have been made to preserve mature tree growth. <br /> Now THEREFORE BE IT RESOLVED that based upon the above Findings of Fact, the <br /> application for a Planned Residential Development Amendment (RD2009-002) and Site <br /> Plan (LP2009-002) are hereby recommended to the City Council for approval, subject to <br /> the following conditions: <br /> 1. The proposed improvements are constructed according the plans submitted and <br /> attached to this report. <br /> 2. Relocate all mechanical equipment to either the east end of the building or to the <br /> underground parking garage. No units would be allowed within the outdoor <br /> courtyard area. <br /> 3. The applicant enters into a PRD Declaration, which is recorded against the title of the <br /> property. This Declaration shall formalize any conditions of approval. <br /> 4.
