This would <br />be extremely helpful in marketing the site, since prospective developers would know <br />that the property is ready for development. If these issues remain unresolved, they will <br />likely complicate discussions with MPCA and future developers as the City moves <br />forward in the future with redevelopment on these properties or at the nearby Tract 2 <br />area at the former MW Asphalt property. <br />At the present time, this project isn't covered by any grant funding program and it is <br />unclear if the City could seek reimbursement through a future funding source. The <br />primary motive for pursuing the work now is to take advantage of the currently favorable <br />pricing from Veit, and to minimize the future cost, complications, and delays to address <br />the residual contamination at the time of development. This item would also be brought <br />back for formal approval, if the Council expresses interest on Tuesday. <br />Conclusion <br />There is a lot of ground to cover on Tuesday. Hopefully, this memo provides sufficient <br />background information in order to have a meaningful discussion that will lead to <br />decisions on whether to Veit should proceed with the proposed cleanup on the railroad <br />and Ferrellgas parcels in 2009.
