The City Council fInds that the proposal meets the criteria listed in Section 8- <br />130 of the New Brighton Zoning Ordinance. <br /> <br />BE IT FURTHER RESOLVED, that based upon the above findings of fact the application <br />SPOI-014 is hereby recommended for approval subject to the following conditions: <br /> <br />I. There shall be no more than 15 vehicles stored outside overnight for more than <br />three consecutive days. <br /> <br />2. All automotive work shall be conducted within the building. <br /> <br />3. The applicant shall provide an updated site plan, approved by the City Forester, <br />which shall include tree plantings for boulevard areas and appropriate additional <br />plantings to serve as a buffer for the single family homes to the east of the site. <br /> <br />4. The applicant must submit a lighting plan showing lumen levels along the north <br />property line. <br /> <br />5. Applicant shall submit plans for all rooftop mechanical equipment showing <br />placement and screening. All mechanical screening shall be screened for noise <br />and view from adjacent properties and public rights of way. <br /> <br />6. Outside dumpsters shall be screened and shown on Site Plan. Final placement of <br />dumpster shall be approved by the City Planner. <br /> <br />7. Any new utility hook ups shall be done per approval of the City Engineer. <br /> <br />8. The east and west doors shall remain closed, except when moving a vehicle into <br />or out of the building. <br /> <br />9. A filtered ventilation system shall be reconfirugured to face south and <br />appropriately screened from public right-of-way. <br /> <br />10. Hours of operation shall be: 7 a.m. to 8 p.m. Monday through Friday and <br /> <br />8 a.m. to 4 p.m. Saturday. Tool use shall cease one hour prior to closing. <br />11.
