Approved <br />Wriskey stated that the neighbor's request of a double row of evergreen trees would be difficult to <br />achieve. He is willing to work with the landscape architect to improve the plan and would meet with <br />some of the neighbors to explain the plan. <br />Motion by Baker, second by Zisla to CLOSE 'rHE PUBLIC HEARING. <br />7 ayes, 0 nays. MOTION APPROVED. <br />Motion by O'Keefe, second by Baker to APPROVE THE REQUESTED PRD AMENDMENT AND SITE PLAN, SUBJEC' <br />TO THE FOLLOWING CONDITIONS: <br />1. The proposed improvements are constructed according the plans submitted and attached to this <br />report. <br />2. Two -76 dBa or lower mechanical units with acoustic barrier walls constructed on the west side of <br />the units so as to reduce noise by at least an additional 8 dBa at the western property line may be <br />permitted in the courtyard area <br />3. The applicant enters into a PRD Declaration, which is recorded against the title of the property. <br />This Declaration shall formalize any conditions of approval. <br />4. Measures shall be taken by the contractor to protect the existing vegetation on site. Construction <br />limits fencing should be erected at the time of building permit and inspected by the City Forester. <br />5. The applicant will make reasonable efforts to consult with the neighbors on 28t" Ave NW and City <br />Forester prior to Council consideration to make revisions to the Landscape Plan to address the <br />following issues: <br />. a) Ensure adequate screening from headlights from the parking lot area including <br />consideration of indigenous shrubs and fencing in the berum area. <br />b) Ensure that properties directly west of the proposed addition have adequate visual <br />screening including considering permanent evergreen shrubs, in addition to the new <br />Black Hill Spruce, and/or fencing around the patio. <br />C) Consulate with neighbors adjacent to the west portion of the building regarding the <br />proposed landscaping and potential changes. <br />7 ayes, 0 nays <br />Adjournment: 9:41 PM <br />0 <br />
