0 MAIN STREET VILLAGE COMPREHENSIVE SIGN PLAN June 20, 2006 (amended). The Main Street Village project is a mixed use development consisting of several buildings set with in a well landscaped, pedestrian -oriented environment. The buildings and landscape are carefully designed to be compatible and complimentary to one another. The sign plan has been prepared to insure that the Main Street Village signs are equally coordinated, compatible and complimentary with one another, the buildings and the site design. This represents the third amendment to the original Comprehensive Sign Plan for Main Street Village. During the concept phase for the project, it was contemplated that several amendments would come forth during the build out phase of the project. The overall design concept for the site is Main Street, USA, with a focus on pedestrian scale. This is reflected in the choice of building materials, the architectural details (like a clock tower), extensive landscaping and street furniture such as benches and even in the project name "Main Street Village" all reflect a design nod toward people walking, not driving in an automobile. Main Street Village is the area included in PUD00-1. This sign plan applies to the area encompassed in PUD00-1. The Main Street Village Signs will have an "Olde Towne" style and are scaled toward pedestrians. Specifically, they have designed unique signs that will: 1. introduce the project site along 5t" Avenue NW; 2. identify the buildings within the site; 3. identify major tenants with larger signs; 4. identify smaller tenants with bracket signs tied to the project's lighting; and, 5. create an overall image and identity for the Main Street Village with small, oval, pedestrian -scale signs identifying the project located along internal streets. SIGN CHARACTERISTICS A hierarchy of sign types has been developed to address the five objectives listed above. All of the signs are intended to reflect a common theme and identity. The Main Street Village "theme" and sign elements are illustrated in the attachment. identity & Sign Themes The Identity & Sign Themes page illustrates the overall character of that will be used for the Main Street Village signs. Three general Main Street Village signs will be used. One is for identifying the overall Main Street Village area, a second is intended to be used for the retail/service buildings and a third is designed for the future apartment building.
