0 <br />MAIN STREET VILLAGE <br />COMPREHENSIVE SIGN PLAN <br />June 20, 2006 (amended). <br />The Main Street Village project is a mixed use development consisting of several <br />buildings set with in a well landscaped, pedestrian -oriented environment. The buildings <br />and landscape are carefully designed to be compatible and complimentary to one <br />another. The sign plan has been prepared to insure that the Main Street Village signs are <br />equally coordinated, compatible and complimentary with one another, the buildings and <br />the site design. <br />This represents the third amendment to the original Comprehensive Sign Plan for Main <br />Street Village. During the concept phase for the project, it was contemplated that several <br />amendments would come forth during the build out phase of the project. <br />The overall design concept for the site is Main Street, USA, with a focus on pedestrian <br />scale. This is reflected in the choice of building materials, the architectural details (like a <br />clock tower), extensive landscaping and street furniture such as benches and even in the <br />project name "Main Street Village" all reflect a design nod toward people walking, not <br />driving in an automobile. <br />Main Street Village is the area included in PUD00-1. This sign plan applies to the area <br />encompassed in PUD00-1. <br />The Main Street Village Signs will have an "Olde Towne" style and are scaled toward <br />pedestrians. Specifically, they have designed unique signs that will: <br />1. introduce the project site along 5t" Avenue NW; <br />2. identify the buildings within the site; <br />3. identify major tenants with larger signs; <br />4. identify smaller tenants with bracket signs tied to the project's lighting; and, <br />5. create an overall image and identity for the Main Street Village with small, <br />oval, pedestrian -scale signs identifying the project located along internal <br />streets. <br />SIGN CHARACTERISTICS <br />A hierarchy of sign types has been developed to address the five objectives listed above. <br />All of the signs are intended to reflect a common theme and identity. The Main Street <br />Village "theme" and sign elements are illustrated in the attachment. <br />identity & Sign Themes <br />The Identity & Sign Themes page illustrates the overall character of that will be used for <br />the Main Street Village signs. Three general Main Street Village signs will be used. One <br />is for identifying the overall Main Street Village area, a second is intended to be used for <br />the retail/service buildings and a third is designed for the future apartment building. <br />
