<br />4. The applicant plans to store truck trailers in the rear yard of the site. <br /> <br />5. As specified in Section 6-140 of the New Brighton Zoning Ordinance, outside storage as an <br />accessory use, shall be subject to compliance with the following <br /> <br />a. Outside storage areas shall be screened from adjacent residential property <br />and public rights-of-way by landscaping and/or an opaque fence six to eight <br />feet tall. <br /> <br />b. Outside storage shall have no adverse effect on adjacent land due to unsightliness, <br />noise, odor, dust, smoke, glare, air pollution, excessive or heavy vehicular traffic, <br />bulk chemical storage, or fire or safety hazards. <br /> <br />6. On August 21,2001, the Planning Commission found that the above criteria were met. <br /> <br />7. Per Section 6-120 of the Zoning Ordinance, the intent ofthe 1-2, Light Industrial Zoning <br />District is to establish a District for industries that: manufacture and/or process products <br />from large bulky materials; have a need for outside storage of large equipment, material and <br />some outside processing or assembly; or transport large products. <br /> <br />8. The proposed uses have been found to meet the above criteria. <br /> <br />BE IT FURTHER RESOLVED, that based upon the above findings of fact the application SP 01-11 is <br />hereby approved subject to the following conditions: <br /> <br />1. Approval by Rice Creek Watershed District. <br /> <br />2. A lighting plan is submitted and approved by Staff. All mounted and pole lights shall have <br />a downward cast illumination style. <br /> <br />3. Final Grading and Drainage Plan approved by the City Engineer <br /> <br />4. An easement agreement is developed between staff and the applicant for future trail <br />consideration. <br />5. A Proof of Parking Agreement is submitted and approved by the City Attorney. <br /> <br />6.
