. ..' ~ . ' SECTION XXX TAX INCREMENT FINANCING PLAN FOR TAX INCREMENT FINANCING DISTRlCT NO. 29 Subsection 30.1. Statement of Objectives. See Section I, Subsection 1.4. Statement of Objectives. \ Subsection 30.2. Modified Development Program. See Section I, Subsections 1.2. through 1.13. Subsection 30.3. Parcels to be Included. The boundaries of Tax Increment Financing District No. 29 (the "TIF District") are described on the attached Exhibit XXX-A and illustrated on Exhibit XXX-B. Subsection 30.4. Parcels in Acquisition. The City may publicly acquire and reconvey any or all of the parcels in the TIF District identified on the attached Exhibit XXX-A. The following are conditions under which properties not designated to be acquired may be acquired at a future date: (1) The City may acquire property by gift, dedication, condemnation or direct purchase from willing sellers in order to achieve the objectives of the Tax Increment Financing Plan (the "TIF Plan"); and (2) Such acquisition will be undertaken only when there is assurance of funding to finance the acquisition and related costs. Subsection 30.5. Development Activity for which Contracts have been Signed. As of the date of adoption of the TIF Plan, the City intends to enter into a Development Agreement with Industrial Equities Group, L. L. C. Subsection 30.6. Specific Development Expected to Occur. At this time it is anticipated that an approximate 49,600 square foot multi-purpose manufacturing/office/ warehouse facility will be constructed in 2000. A financial analysis is provided on the attached Exhibit xxx-c. Subsection 30.7. Prior Planned Improvements. The City shall, after due and diligent search, accompany its request for certification to the County Auditor or its notice of TIF District enlargement with a listing of all properties within the TIP District for which building permits have been issued during the eighteen (18) months inunediately preceding approval of the TIP 30 - 1
