<br />. ..' ~ . ' <br /> <br />SECTION XXX <br /> <br />TAX INCREMENT FINANCING PLAN FOR <br />TAX INCREMENT FINANCING DISTRlCT NO. 29 <br /> <br />Subsection 30.1. Statement of Objectives. See Section I, Subsection 1.4. Statement <br />of Objectives. \ <br /> <br />Subsection 30.2. Modified Development Program. See Section I, Subsections 1.2. <br />through 1.13. <br /> <br />Subsection 30.3. Parcels to be Included. The boundaries of Tax Increment Financing <br />District No. 29 (the "TIF District") are described on the attached Exhibit XXX-A and <br />illustrated on Exhibit XXX-B. <br /> <br />Subsection 30.4. Parcels in Acquisition. The City may publicly acquire and reconvey <br />any or all of the parcels in the TIF District identified on the attached Exhibit XXX-A. <br /> <br />The following are conditions under which properties not designated to be acquired <br />may be acquired at a future date: <br /> <br />(1) The City may acquire property by gift, dedication, condemnation or direct <br />purchase from willing sellers in order to achieve the objectives of the Tax Increment <br />Financing Plan (the "TIF Plan"); and <br /> <br />(2) Such acquisition will be undertaken only when there is assurance of funding to <br />finance the acquisition and related costs. <br /> <br />Subsection 30.5. Development Activity for which Contracts have been Signed. As of <br />the date of adoption of the TIF Plan, the City intends to enter into a Development Agreement <br />with Industrial Equities Group, L. L. C. <br /> <br />Subsection 30.6. Specific Development Expected to Occur. At this time it is <br />anticipated that an approximate 49,600 square foot multi-purpose manufacturing/office/ <br />warehouse facility will be constructed in 2000. A financial analysis is provided on the <br />attached Exhibit xxx-c. <br /> <br />Subsection 30.7. Prior Planned Improvements. The City shall, after due and diligent search, <br />accompany its request for certification to the County Auditor or its notice of TIF District <br />enlargement with a listing of all properties within the TIP District for which building permits <br />have been issued during the eighteen (18) months inunediately preceding approval of the TIP <br /> <br />30 - 1 <br />
