PLANNING REPORT <br />DATE: <br />February 11, 2010 <br />CASE: <br />SP2010-001 <br />SUBJECT: <br />Special Use Permit to Allow an Automotive Services Use at 855 3rd ST <br />SW, Suite #1 <br />APPLICANT: <br />Abdallah Kadid <br />REQUEST & BACKGROUND <br />The applicant is requesting consideration of a Special Use Permit that would allow an <br />automotive services use to exist at 855 3`d ST SW, Suite #1. This site is located in an I-1, Light <br />Industrial zoning district. The automotive services use would include detailing, minor repair, <br />brokerage and sales. The applicant has secured a 3,000 SF space that includes one overhead <br />door and a total of ten surface parking spaces and eight enclosed parking spaces. The applicant <br />proposes that all vehicles would be stored indoors overnight. Additionally, the primary function <br />of the business would be detailing with minor repair, brokerage and sales being secondary. <br />The property in question is located within a small industrial -park setting. The building itself is <br />one of a group of four buildings, all owned and managed by Roseville Properties. Roseville <br />Properties has provided written consent for the applicant to pursue a Special Use Permit. No <br />other Special Use Permits were found on record for any of the four buildings. However, one <br />automotive repair use has occupied the most southern suite of this building for many years and <br />most likely predates the Special Use Permit requirement. Lastly, public hearing notices were <br />sent to the 43 owners that lie within 350' of the site.
